They offer a wide range of housing options for their customers that are also budget friendly and yes the 9-5 were not left out in their budget planning.

However, one popular property purchase investment is housing purchase, especially  distress sales.

These are good for those who are eager to completely own already built properties and financially ready to settle down.

A piece of advice; to avoid being defrauded or scammed, make use of real estate companies or firms like Artniom; they also offer these services of available installment payments and distress sale properties. 

However the economy is not so friendly right now and most people will be tilting towards the option of renting;

Not to call a spade, a spade but we have to, here are the various rent choice location according to your financial budget:

  1. Agba Baller (old money is still new money): If you’re looking for affordability without compromising on safety and comfort, Abuja has several gated communities that cater to a range of budgets. These category of living conditions are for people who have these preferences:
  • Secured estates 
  • Estates with shopping marts
  • Access to certain flex amenities like a gym
  • Gated apartments 
  • Selective neighborhood setting
  • Access to town
  • Access to flex joints 
  • Secure motor access for late night movements 

If you have these preferences, the choice locations will be  Asokoro, Wuse 2, Garki 2 and Jabi.

It is like they say “nothing of value comes cheap”, your budget should revolve around ₦1,000,000 – ₦3,000,000 for self-contained and one bedroom apartments and this is exclusive of agency and legal payment.

It is also important to note that these places come with additional charges like security, waste, etc, all termed under service charge.

  1. 9-5 above wages:  There is something for everyone. If you like the above stated preferences but your money has a different preference, here are some advisable locations suitable for rent:
  • Gwarinpa: This location is said to be a city in itself, I mean it is the largest estate in  West Africa. With its different avenues and outskirts offering various choices for different lifestyles, you too fit flex and live comfortably. 3rd avenue and Lungu (off 6th avenue)  is said to be one of the most affordable locations in Gwarinpa as they do not offer gated apartments and some houses are situated close to the road. But if you are looking for a sense of comfort, ease and security, your options are: 1st, 2nd , 4th (Citec Villa), 6th and 7th avenue, some off Gwarinpa estates like Efab metropolis, Mab global, etc.
  • Lifecamp: Known as the upcoming baby of Gwarinpa, it offers the same affordability and luxury as Gwarinpa houses and apartments.
  • Kubwa: Rapidly expanding, Kubwa offers unique affordability like Gwarinpa, however one limitation is the roads, most parts are tarred and some areas are untarred. There is mild traffic on the roads after work hours. It is not as severe as  Lagos traffic but if you are thinking of relocating to this area, you should consider this information.
  • Lokogoma:  A gem most people refuse because of the heavy traffic experienced and how far it is from the main town. However this space offers all the amenities as the 1st category and still within a friendly budget. 
  1. We still matter: Well no place is above recognition, so these locations; Garki, Gudu, Gaduwa. They do offer good housing opportunities but they are at least 10 to 15 minutes drive from the city center.
  1. It is still Abuja: Lugbe and Apo-Dutse are rising on the scale of secure gated estates with good living amenities, however these locations are far from the main town and also suffer security issues with public transportation. They have budget-friendly options while still enjoying the benefits of living in a secure environment.

Average Cost of a 2 Bedroom Apartment in Central Abuja

As of the latest data, the average cost of a 2 bedroom apartment in central Abuja can range from ₦2 million to ₦5 million per year, depending on the neighborhood and amenities.

Upscale areas like Maitama and Asokoro tend to have higher rental prices, while more affordable options can be found in areas like Garki, Wuye, Mabushi, Utako and Wuse.
